Fully managed service we will charge 10% of the monthly rent, plus a setup fee of £250 for the inventory/schedule of condition, Rent guarantee policy and advertising.

Full maintenance assistance/repairs – including a 24 hour emergency call out line for tenant (additional fees may apply to relevant contractor). Regular property visits, rent guarantee policy, End of tenancy disputes, serving of notices, inventory/schedule of condition, extensive advertising, monthly statements, arrangement of safety certificates, advice to landlords on legal aspects of letting, full colour details of properties, advice on preparing property for letting, free market appraisal for any investment property, set up of standing order mandate and process rental payments preparation of tenancy agreement and sign on your behalf. Careful tenant selection/referencing. This service is ideal for landlords that would like to hand over the keys of their property and then leave the rest to Pennys.

Let only/Tenant Find; 70% of the first month’s rent

This service is for landlords that would like a tenancy set up correctly and then they take over the management of the property themselves. We would advertise your property, carry out viewings, take up referencing, process the first month’s rent and register the deposit.

Letting and Rent collection service 8% of the monthly rent

This is where a landlord would like the tenancy set up correctly, the rent processed though Pennys but arrange their own maintenance. Collection of the rent and chase any arrears if there are any.

Our intention is to make the rental process for landlords as stress free as possible, and we will tailor a service to meet with your needs. We would be happy to meet you at the property to go through on a room by room basis of anything that may need to be addressed In order to get it ready for letting.

Generally – tenants prefer an unfurnished property and you may wish to take into consideration that any “white goods” that you leave in the property, must be in working order and should they break down – they will need to be replaced. We always advise having a thorough clean throughout the property, along with the windows (inside and out) and any carpets professionally cleaned. This will encourage the tenants to leave it in the same good order.

Any Furniture that will should be left in the house will need to meet the fire and furnishing’s safety regulation act 1988.

Tenant Selection

We will always take up references for every applicant that would like to rent your property. This will include proof of income, employment references, bank details, last 3 year address history. If you would like to meet with the tenant, please let a member of staff know and we can arrange this. A Deposit will be taken from them (usually 6 weeks of the monthly rental) which will be lodged with the Deposit Protection Scheme. We usually ask for additional deposit if the applicants have pets. (by agreement).
