Home Information Packs

When you instruct us to market your property for sale, we will be happy to arrange your Home Information Pack. To find out more simply request a valuation.

What are HIPs?

A Home Information Pack contains preliminary details for the buyer interested in purchasing a property. It may be necessary for the vendor (seller of the property) to arrange and supply a pack when their property is offered for sale.

The aim of the pack is to reduce unexpected delays on the sale. Upfront information should speed up the sales process and enable the buyer to make informed decisions about the house purchase.

A HIP will include the following:

  • A home efficiency rating
  • Energy Performance Certificate (with advice on how to reduce fuel bills and cut carbon emissions)
  • Documents such as searches, a sale statement and evidence of title.
  • Optional – Home Condition Report

Are you affected?

All properties will require a HIP from December 14th 2007

You will not need a Home Information Pack for:

  • Sales of portfolios of properties
  • Private sales - properties where there is no marketing (e.g. selling to member of your family)
  • Right to buy and similar sales
  • Seasonal and holiday accommodation
  • Properties being sold without completely vacant possession
  • Commercial/non-residential properties
  • Mixed sales (e.g. shop with flat)
  • Unsafe properties or properties to be demolished.
  • Properties already on the market when the duty to have a HIP arises
  • New homes built under Part L of the Building Regulations 2006 (these will be covered by a separate commencement order shortly)

How much do HIPs cost?

The cost will depend on the requirements for the property which is driven by government guidelines. For instance, leasehold and commonhold properties need to have different information for HIPs documentation. We will advise what is needed for your property.
